Rented property absolutely trashed top to bottom.

hey guys, need some advice, one of my flats i rent out is has been absolutely wrecked and i mean wrecked, kitchen smashed to pieces, human dirt all over the place, and the bathroom, jesus christ never in my wildest dreams seen anything like it.... seemingly normal family too, stopped paying rent then bam before i know it.... here i am??? ive only just managed to gain entry this morning and it was probably the most eye opening thing ive seen in a while.... i shall be vetting new tenants in much for detail... so what im needing is those specialist companies that come in clear all the junk then offer a deep clean but due to the nature of whats in the property and the state of it it really needs a specialist company, this is not the normal "clean up"....

anyone used one of these companies???

or does anyone know of such a company???

Really sorry to hear this, sadly its not uncommon. Possibly seek recommendations for contractors from the local council who (from experience) have to deal with these on an almost daily basis. Think you'd need to speak to Environmenal Health Dept or their Estates Department.

Oh B, that's disgraceful.

We used to rent a flat out too to a young girl and her baby and it got left in pretty much the same state.
There was used needles everywhere. Every place in the flat you could think of she had used it to hide them.

The bloke who rented it before that did a runner as the police were after him, as we found out later, and we found Polaroid pictures of all kinds of filth he had taken with young girls and himself.

We had had references etc but you just never know who they are really.

Hope you can find someone to get it sorted for you.

these guys are LONG gone, otherwise id have battered them never mind small claims court.... i guess i have to take some blame as well in terms of the time frame of dealing with the non payment etc but with life and business i just got behind, sadly.... ive payed the price heavily... this may be a 10k refurb on a sub 5 year old 200k flat

be really careful if you do clear it yourself and if you get a needle stick go straight to A&E DON'T WAIT don't arse about just go straight there especially if you suspect any kind of substance abuse.

I work in labs with some grim stuff in them, i don't even work with any of it but i do deal with stuff that may cut me. one day changing an end mill i stabbed it into my hand and the prof who deals with the other group in the lab went apeshit and whisked me over to the royal, luckily she's a massive HIV specialist so i was OK but it opened my eyes a little as a whole bunch of medics fussed over me for what i thought was a little cut. I was very embarrassed to be in A&E before other people as i really didn't need it. but given their research uses HIV/HEP samples which they grow up i had to go though it.

really bad to hear about this, im extremely relieved that my tennants seem ok (touch wood, rubbing my lucky rabit foot hoding onto a 4 leaf clover) i wouldnt be able to replace that much stuff.

I would've thought someone like Rentokil or similar would be able to do it. When I worked for a local authority years ago, we had a specialist team in the housing dept who used to do it for us.

Does you buildings insurance not cover it? It should cover vandalisation by tennants, at least for the stuff like the kitchen, bath room etc.

I'm waiting for them to come and inspect but I'm guessing some will be covered some won't.
The worst job is going to be the clear out which will defo be on me .

I assume the rental property is Sutton Coldfield too, but you haven't said ... ( Just thought it may clarify for those who know a Cleaner capable of this type of work in the right area ???)

The property is in the erdington area of Birmingham.... I've found a company, got an appointment at 11am tomorrow for a quote. I'm preparing for serious butt hurt on this removal.
