I understand your point but at the end of the day the last thing you need is a neighbour dispute - such disputes can and usually do escalate so that it makes it very uncomfortable for everyone - you both need to talk to each other to see if there can be a compromise or at least an understanding of each other's position - as regards boundaries why does she think that this is her land ? Has she different documentation to yours ? On the face of it your site plan does look conclusive but at the same time whatever you do should be reasonable and considerate to how it affects others - I take it that gate is what you are thinking of ( or is it a wind up :lol: ) it resembles something guarding Fort Knox - and if that covers a window when left open then I can see why she's upset besides being visually out of place - a more sympathetic ornate metal gate would look a lot better and would not be so obtrusive - my point is listen to what she is upset about ( I bet it's more than just the bushes ) and see if both of you can give a little to restore harmony - believe me it will be worth it .

Not really bothered if this turns into a dispute, I never back down and, at the end of the day, it's my land - her copies of her own plot plan from the land registry confirms this.

It's your land, do as you please, probably with some consideration to removal of all light from their window. I'm not a fan of the style of gate though - it does look like a security gate.. and you don't install security gates unless youre protecting something. A simple wooden fence/gate i think probably suits the house style more, imo.
Doesn't really matter anyway tbh if they're selling.
I'm actually more interested to see what it looks like now after some years of plant life growth - new builds always look barren when their landscape gardening hasn't quite come into fruition yet. I'm not a huge new build fan, but i'm 100% envious of your drive and garage. and lake.

Oh come on... They are normally on the front of travelers sites. In all seriousness I would check your docs as most of these estates state you cant alter the buildings, paint front doors, add walls or fences from the original plan for a certain number of years. You are gating an open area and the neighboring properties windows. If they have the funds you will be taken to court especially if they are trying to sell.
