Moving house

Oh god, this thread makes my heart sink! I just had an offer accepted on a house and am wanting to move in in just over three months time. There is no chain - I hope this is a feasible time frame!

Only saving grace at the moment is that Halifax are currently offering free stamp duty to first time buyers... win.
 
I should be moving house next friday but the people at the start of the chain are being complete knobs basicly arguing over a boiler ( needs servicing or replacing)if contracts dont exchange tomorrow than all my plans go up in smoke , hire of van , time off work ,a mate having a day off to help, purchase of my new car etc . FFs carnt two parties get together and sort out a deal or is it the solicitors dragging there feet to justifie there rates.Iam in a simple chain to , i know the people buying my house , family friends and iam buying a mates house with no onward chain ,its the first time buyer at the start of the chain and my buyers buyer are the problem.To be fair my solictors is very good at replying by email normally with in half an hour even though there are very vague answers and as about much use as a chocolat teapot.I think i will have to call tomorrow morning and put a rocket up his arse. :evil: And dont ge me started on the stamp duty if this goverment or previous goverments wants to get the housing market moving loose the stupid sytem thats in place now. :fuelfire:
 
been running a small removals business for over 25 years specialising in antiques and pianos, the solicitors and agents to my mind seem to charge a lot more for their so called professional services than we do. their favorite trick is to bugger off for lunch just when completion happens, so if the transaction has'nt completed by one pm we are stuck till 2.15. errr staggered lunch breaks ? rocket science its not :headbang:
 
Just moved 6 weeks ago it sucks... and stamp duty!!! ggrgrgrgrgrgrgr such a joke .. like we do not pay enought tax as it is :headbang:
 
We sold our house last year and it sold in a week, yet I still lost 1 stone in weight by the end of the process.
Things are much simpler in Scotland and I didn't need to buy another house, but I still found the whole process very stressful.

Now I'm stressing about where to put the money - interest rates are rubbish and still falling. :headbang:
I want a Lambo but my wife won't let me get one - couldn't face the stress of a divorce at my time of life. :rofl:
 
As I understand it the properly wealthy pay more stamp duty than income tax.

It supposedly raises significant sums.

But I can't find any proof.
Currently wading through an IFS document and feeling that I may have been deceived when I was told about the stamp duty returns.

I will get back to you if I find anything useful.
 
A very expensive and tedious business - I got so fed up with being told different things buy my rubbish solicitor. I was fortunate the agent that I was buy through was quite switched on, and I managed to get him on the case of getting the deal going and in the end he worked on getting it all to come together. An unusual good estate agent!!
 
My solicitor has completely cocked up a day from exchanging and he presumed ( in his words ) we was cash buyers and not Transferring our mortgage to the new property , wtf !!!! So I spent all day yesterday trying to sort this mess out . Result is I have to go with a new lender and a cost to me of £2500 , the only saving grace it's a better deal And my financial adviser had worked wonders , deal in principle in less than 4 hours he even came around my house at 7.00 last night to get some paperwork signed etc . So depending on when I can get the valuation done we should have a offer by Friday next week , so a week late in completion , not the end of the world but a real pain explaining to the people who are buying my house and my purchase of which I know quite well . In short I font know how these solicitors sleep at night as during this whole process I serm to have done all the work. . :x
 
Moved last in 1999 and still have nightmares.

The biggest thing that stuck in my mind was how bad people really are, I have never heard so many lies from people as when I sold my previous house. It was the 8th buyer that completed the sale, the previous 7 all went through 6 - 8 weeks of buying before pulling out in one way or another (don't put in an offer if you don't have the money ...).

The estate agent also screwed up by giving my buyers the keys before we received the money (which took a week to arrive !!!). Good thing my bank knows me and just trusted that the money would arrive and just advanced it for me.

Made the estate agent wait for 3 months before I paid them. I asked the solicitor why it should be paid on completion, and there is no reason except for "it is the norm".
 
And another pethate is people just coming to view your house "because they were curious what it looked like".

Great when you have to tidy it up with small children about for nothing :x
 
You pay peanuts you get monkeys. The legal fees are generally a small cost compared to estate agents removal men stamp duty. To make it worthwhile conveyancers have to turn a tonne of these things per year which is why you get slow sloppy service.
 
My house buying is going tits up right now. Without going into detail. This is a very stressful life event is all I can say.

Ha ha I did a similar thing to my solicitor when I moved house a number of years ago. They were on a fixed price and their service was abismal. I had to chase them constantly and push for every tiny bit of progress, it was so frustrating. The final straw was when I got the keys to the new house and opened the door their fekkin bill was already on the doormat! Unbelievable! The only pissing thing they did with any urgency! I waited a few weeks and they kept chasing me for payment but they had invoiced £30 more than the agreed fixed price so I returned their invoice after a month saying it was incorrect. They issued a new one for the right amount and I left it stuck to the fridge for another month before before posting them a cheque that it seems I forgot to sign! I paid eventually but I made them wait as long as they had made me wait for their shocking conveyancing crawl.

'Small cost compared to etc etc'. Which solicitors do you use? It's not my experience that legal fees are a small cost with respect to the other costs by any means.

You wouldn't happen to be a solicitor would you?
 
My solicitors costs are miniscule compared to the other costs. How would they not be dr_john???

Im still struggling here with my sale. All you freeholders should be thankful, my lease details seem to be causing all sorts of trouble :( :(
 
To all of you struggling out there. You will get there. We just sold our share of freehold flat for the asking price after being dicked about by three 'good buyers'
One was in a small chain and didn't bother telling us for three weeks. Our estate agent was too lazy to find out.
The second was a cash buyer, who pulled out because he used an out of town solicitor and they didn't have a clue about systemic freehold.
The third waited until she had exchanged, then wanted us out in two weeks!

Our eventual buyers were in a chain of 5 already. They had no mortgage in place. 8 weeks start to finish!
Tips.
Use an online agent. Money up front means no need to be sharky. Also MUCH cheaper.
I recommend House network. No affiliation other than satisfied customer.

Insist on exchange at least two weeks before completion. There is a trend of exchange and complete on the same day starting to come in. It only benefits solicitors, who get paid for work done 'more than once' if things fail and buyers or sellers trying it on for a last minute 'held to ransom' price change.

Talk to your solicitor. Tell them to copy you in by email on any correspondence. It keeps them on their toes.

If you're moving a long way, rent at first. No traipsing up and down, or left and right.

Shorter chain, easier to look for a new house and you're a chain free buyer, so should be able to discount your rent off the next purchase price. You get to know the area as well so can make a more informed choice.
