With the help from v8z4 and a lot of reading on the internet there seems to be another possible cause for sticky steering other than the steering u joints or applying grease as others have done via grease zerk, which I hear has worked for many. The cause for sticking that bmw says is worm gear to driven gear clearance. It was said that the nylon driven gear bloats after few years from moisture absorbing. This causes loss of clearance between the mating gears.
