Sorry for the slow replies to anyone that messaged me. I've just updated the first post (mostly the bad bits section) to try and cover everything and added bits to answer any questions I've been asked.

Had about 6-7 people contact me and I held back due to a viewing over the weekend, unfortunately it never happened.
