Washer Bottle and Exhaust Bracket Sorted, MOT'd no advisories.

It's a manual with ruby interior, I'm asking £10,500 for it, hopefully there is value in the work done below. Please put me right Mr Wilks, et al if I am missing the mark. It is called an SE but it has every (and I mean every) sports option on there (seats, lining, suspension etc.)
I've held on as long as I could but paying for my daughters' un-occupied, catered, college accommodation whilst also paying for them to eat me out of house and home and a bigger than expected tax bill I've reluctantly got to free up some capital...

I bought at around the 55K mark and it is now just shy of 65K miles, garaged for the first 10 years of it's life. Out of the 2 previous owners to me, I knew the 2nd and he in-turn bought it from his friend.
Hopefully from the following list you can tell I bought it as a keeper, the first thing I did was take up to the zed shed for:
Clutch Delay Valve delete
DLV Back box mod (the perfect sound and pops without the drone IMHO)
ABS Pump mods (it is now easy to fix if the brushes get stuck and give the dreaded 3 amber dash lights)
New Pierburg waterpump (preventative, previous never failed)
New spark plugs
Oil change, gearbox oil change, diff oil change
Since then it's had
New lollipop bushes
New OEM rear springs (I like the standard sport ride height) (I was surprised how tired the old ones were)
Annual Oil changes
Perfect and newly re-furbished 224's (thank you, Mr Wilks) with less than a 1000 mile Uniroyal RS3 tyres (these are amazing)
Brand new e46 spacesaver and tyre and jack
Original MV2 wheels also included - average to above average condition for their age
From popular opinion I guess it's missing xenons and heated seats (but I've not missed either)
Not in a rush as I have a couple of things to sort out, the wiper washer fluid bottle has a leak and I need an exhaust bracket I think.
She has always been well loved which should be apparent from the MOT history.
Sorry this isn't a more uplifting and lively advert but I'm extremely depressed writing it.
