Moving house

Whilst I have moved house before, this is first time in a chain. What a f***ed up process, I can't believe no one has come up with a model that doesn't include a large number of strangers all communicating through 3rd party intermediaries trying to complete financial deals all at the same time. Surely there must be a way of doing it over a period of days?
A to B concludes on Monday, B to C on Tuesday etc etc.

And don't get me started on the costs WTF. £20k to move house by the time you factor in stamp duty, estate agent and solicitor fees. No wonder the housing market is in the s**t. :evil:
 
Yep, I've got all this pain to come too in the next couple of months. Stamp duty really bakes my noodle - 3% in tax just for the privilege of buying a house. :headbang:

the 3% bit I don't have so much of an issue with. It's the fact that it's 3% on the whole price. It's not like income tax where the first part is xx% then the next at xx%. Surely if stamp duty is 0% up to £125k and then 1% up to £250k then I should pay nothing on the first £125k 1% on the next £125k and 3% on the remainder?
 
Just another reason for showing the shower of 650 shits the door. Oh, we voted in a system that's nearly impossible to change... :headbang:

Don't personalyl understand why someone buying a more expensive house should have to pay a greater percentage? If i bought a house for £251,000 suddenly i have to pay an extra £5000 in tax? Would be cheaper to buy at £249,000 and offer them a free car.

I'm personally all for flat rates of tax, and trying to remove so many of the taxes to simplify it all.

Removal £900 (it's around 80 miles away)
Solicitors £2k
Estate Agents £6k
Stamp duty £11k

Phil Spencer and Kirsty were very critical of the current scheme in one of their 'Location, Location, Location' series a couple of years back and made some representation to Government to get this changed to how you suggest.

I feel your pain. You always think you'll be the exception and all will run smoothly but it never happens.

Im going through it at the moment. My stamp duty is bigger than yours to :o All in, the moving cost is an eye watering amount :(

I was chatting to a friend last night venting about my moving nightmare even two months in. He's beating me as 'in the process of moving' for a year now. Such is the length these things can take :x .

I have a leasehold flat. the solicitors have discovered that the freeholder illegally sold the freehold back in 09. I knew nothing about it until now when it was discovered that the new freeholder is also a leasholder on my flat.
So, essentially they granted him a lease, made him a leaseholder so they could sell him the freehold without telling me. Very shifty. God knows if my buyer will drop out or not. STRESSFUL doesnt even come close when things like this pop up.

Just wait til your buyers solictor advises there client they shouldnt buy your house because you dont have a certificate for the kitchen mixer tap or something stupid :thumbsdown:

Ive had to do investigations even involving tracing parties through Facebook. Its in depth to say the least.

I'm also trying to get married this year :o . Wish i had a time machine, i'de go back and blow up my freeholder, then skip forward to when im hopefully in my new home full of wedding cake. :roll: :D

Edit: No peddy, not unless i compromise on the new place. cant afford both. Also I've been a landlord before briefly and its not fun :D
 
I'm in the process of moving too!

I got so fed up buyers coming and their soliciters making bs reasons not to buy i told my estate its for buy or rent.

Also decided to move to rented accommodation first... So i have no upwards chain to make it less stressful bearing in mind we are also getting married in 9 days :lol:

Stamp duty is bloody ridiculous but what really gets me is the f*cking solicitors.

I've moved twice I the last 10 years and each time the solicitors made the process like living on a knife edge, trying to hurry them up and get information seems to be impossible. The ones I used communicated everything by letter, they didn't seem aware of telephones and email. Then, on the moving dates, everything got held up until lunchtime while money transfers were made. They had had weeks to prepare.

If I did my job like that I'd expect to be sacked. Rant over.
 
solicitors are a 'mare.

it's basic admin in the main, as most of the complexities they ordinarily miss.

i'm buying a house at the moment and my solicitor told me she needed the full balance of my contribution at exchange of contracts, even though exchange is likely to be a month and a half in advance of completion. when I asked why, she said it was to make sure the money was in the right place in time. so what about the balance of mortgage?! that wings in, by exactly the same vehicle, on the day of completion!

Our last house move was a nightmare... our solicitor was not on the board (no idea why they need to be, but anyway...) so they had to use a 2nd solicitor (never doing that again, but you live and learn)... anyway, on the Friday of the move Halifax apparently did some random audit on our case so wouldn't release the funds until mid afternood... phonecall after phonecall and nothing was moving... we got booted from our place, sat in a car park with the removal men waiting til we could get the keys to the new place. Banks closed at late afternoon so nothing would move... ended up going to the sellers solicitors and asking if they could do anything. Fortunately they drew up some form that meant we could move in but would have to move out (yeah right!) on omnday if the funds didn't clear... apparently this was a gesture rather than something we had a right to... no idea if it was true or not, I just know it was the most stressful day of my life having my folks (helping with the move, over from the Wirral) and my wife in the car while I try and get hold of my solicitor who then in turn had to try and get hold of the other solicitor who then in turn etc...etc...

Never moving again!!!!!
 
I'm in process of selling a house and buying a new one. It is a nightmare...dragging on and on. Very annoying having to deal with so many people, many of which never return your phone calls. I'll be very happy when its all finalised which I'm hoping it will be v soon.
