How long

Hi All

Just a general enquiry, if I may.
I am resolving the good old leaking boot problem. I think I've won - top boot seal seemed to be the culprit. We're due the first heavy rain since I did it later, so that'll be the acid test.

My question, for those that have suffered the same leaky boot scenario, how long can I expect water to keep coming up from the chassis rails? Obviously it'll depend how much water is in there, roughly, though.

any pics of the top boot seal where ist was coming from? could you please enlighten me as to why water is coming up from the chassis rails, new to the e89 and keep checking my boot ,so far ok but want to be ready if it does leak

There are 3 main areas of concern. The boot vents, light seals and top seal. The vents seals can go brittle and leak. Older light seals can leak; you should check they are seated correctly inside the boot, too. The top seal leaks due to degradation of the original sealant - particularly in the area of the 2 screws shown; you basically remove the seal and apply gutter sealant or similar. My leaking boot has cost a roof motor, aerial amplifier and failed ebrake.

When you pulled the bumper is there a technique for removal of the top part near lights rear wing etc taking mine off to fit reverse sensors and worried about breaking the top tabs on the bumper top edge

I think i just pulled.........and broke some tabs :(

Best do it on a warm day when everything is more flexible.
The bumper side has quite weak slots and they rip out.

Try pushing bumper up before pulling out.
Perhaps try to remove near the wheel arch first, looks the weakest.

See round hole i seem to remember that was a screw you remove from below.

Easier to remove lights so you have the edge of the bumper to grip in the light area.
Also save damaging the lights.
