Floor Tiling...

Evening all,

As mentioned in a previous post (about Sky dish installation), we're going to be moving into a new build property in the next couple of weeks.

As with most new builds, it doesn't come with any flooring and I'll be blowed if I'm going to pay the developers inflated prices to fit them for me!
We have ordered carpets elsewhere for the lounge and all bedrooms/stairs/landing and have laminate sorted for the other areas downstairs, but the one area we haven't sorted is the floors in the bathroom and 2 en-suites.

We've decided on tiled floors for those areas, but as I have never tiled before, I thought it wise to get someone else to lay them!

Hence this post... is there anyone in the Cambridge area who does tiling or have used someone you can recommend who would be able to assist!?

Dont know any tilers in Cambridge, but whoever you go for, with a modern build, make sure the tiler screws some marine ply down first.... Otherwise you'll get cracks etc, and the tiles are a bugger to get up again!

good advice & also make sure the all the areas are tested fully & 100% leak free cause once tiled if the water gets under then its a major job to sort .
My own preference now after tiling many bathroom/en suites/kitchen areas is for the higher spec vinyl's that you can get , warm to walk on ,quicker & cleaner to lay & far easier to swap out when you fancy a change or you have a problem , expect to pay around £20/£30 a sq mtr or higher still go for the more expensive Karndean or Amtico flooring
traditional floor tiling in new homes is a bit old hat now i'd say :wink:

I would also recommend sheet vinyl flooring laid over 3mm thick marine ply for the reasons stated above. We refurbed our ensuite and bathroom 18 months ago and used this type of flooring which is warmer on bare feet than ceramic tiles.

Are these Amtico/Karndean floors really that good? The thought of vinyl floors reminds me of the nasty stuff you used to get on big rolls for kitchen floors years ago!

The Amtico floor was an option from the developers.

We've got Karndean in all rooms downstairs and it looks great, it butts right up to the skirting boards (so no beading) and is warmer than tiles. If you do have it don't put the polish on, it looks better without!
The cat's not too keen though, he's like Bambi on ice chasing his balls round :lol:

Any decent carpet supplier should have a choice of 50/100 different vinyls & yes , they have moved on a whole lot since the early 90's ,
fitted properly they are a very nice alternative to tiles , the Karndean/Amtico is IMO a more customised choice & not for me , a bit OTT & fussy at times although virtually impossible to wear out , just for a rough guide , my parents had their bathroom ( 11'0ft x 7 ft ) done in Karndean & it was around £1100
they like it & 8 yrs later it still looks brand new but for me the new vinyls are a great alternative for much much less

The vinyl that we had fitted was Gerflor First Step which was more affordable and fitted the bill and complimented our wall tiles.

I have Amtico floor throughout downstairs of house I recently moved too- seriously good stuff and everybody has come in and said "ooh I like the floor" lol

Never fitted any vinyl flooring but I am a tiler. If you want tiles then overlay existing wooden floor with warmup thermal boards (6mm fine). Secure it down with bal fastflex adhesive (or top fix 2-part) then lay warmup 200w/m heating mat and finally lay ceramic porcelain or stone using bal fastflex. Grout using bal super flex grout or add bal GT1 admixture to standard grout to make it flexible. If you employ a tiler to do the work then check he is using these adhesives/grouts as I've been to a lot of dodgy floors where the tiler has used a cheap adhesive to save money. Bal fastflex will set you back about £45 for 12.5kg which will cover about 3sqm. Top fix 2 part is a cheaper alternative which is ok for under the thermal boards. The underfloor heating is a must these days and is relatively cheap. 2 sqm matt (200watt) and thermostat controller set you back about £220. Then obviously electricians costs to connect

We has our kitchen done the week before last in Karndean. We used the Da Vinci range which is one of the more expensive... and it was £41 per square metre plus fitting.

It looks very good and you can tell the quality/ difference to the cheaper stuff... whether it's worth it depends how long you intend to stay in the property of course.
