Estate Agents being rubbish

So I am currently in the fun process of trying to buy a house/flat/dwelling of some kind. I have found that one estate agency has a lot of the properties in my area and price bracket.. However it seems that the estate agent who is dealing with these properties is absolutely cr*p! She books in viewings, cancels them at the last minute, never follows up requests, has not suggested one other property aside from the ones I find on their site, and fails to update me when they come under offer or are sold, only telling me a few hours before the viewing. She's just cancelled another viewing at 20 minutes notice! She's note even put through the offer I made on a flat yesterday yet!

Can I do anything about this? Or do I just have to put up, shut up and smile as I need her on side?

Having been screwed over by an Estate Agent (not to do with property) in the past (if anyone knows a mortgage broker/estate agent by the name of Tom Bates stay well clear!) I am wary of going in heavy handed.

Any advice on the whole buying thing is much appreciated.
 
I'd put a note through the door of the property you've made an offer on and let them know how s**t the EA is being. Maybe the threat of not paying them their commission might get them to get their finger out?
 
Its a requirement by law that all offers are put forward to a vendor regardless of what they are! I'd wave that tidbit of info in front of her nose.......
 
email your offers - then she has to put them forward - its an accepted best practice amongst folk that i know that buy a lot of houses to rent out

and whilst you are at it - email her boss with your view of their business performance
 
She says they can't get hold of the vendor, but they are sending the offer through in writing. It's just the general cr*pness that is annoying. All she seems to do is just open the doors. We've asked so many questions which she never manages to find answers to.
 
We have a Real Estate Board that would deal with those type of complaints ..... you must have something similar I hope.
 
Having been through this process earlier this year all I can say is my stress levels were through the roof. Good luck. It'll be worth it, just got back from work and it feels real good to be home :)

+1 :thumbsup: that's spot on advice

They never change, just been through the same cr&p as a seller, TWO separate keen potential buyers ended up knocking at our door saying the agent was telling them the property had been sold when we told them to keep it on the market (they of course were trying to sell it to an investor at an undervalue). We have a complaint ongoing. Complete turds the lot of them.

Yep, the seller is within their right to terminate the agents contract for breach.
