Cowl problem and wear

I know this is notorious on the Z4's... the cowl, the piece right below the windshield wipers is dry rotted and worn. the rubber piece that attaches to the windshield is completely torn off. in some spots, I can put my finger on the bottom edge of the windshield!
Does this need an immediate fix? I know if I drive it in the rain, water will run off the bottom of the windshield, just not sure where that crack leads... the engine compartment or cabin?
the day I bought the z4, it rained and it looks like it's been like that for awhile. I didn't notice any other problems tho, any help is appreciated.
 
The windshield (except we say windscreen on this forum :wink: ) is essentially glued to the frame, so perished rubber will not allow water to enter the cabin. It's expected for the area below to take in water, and there's a couple drains into the engine compartment as a result. It's not something that needs to be fixed right away, but it should be fixed at some point.

Where I live, it's normal for everyone to replace windscreens once in a while due to bad stone chips or cracks. I would wait until a replacement was needed to replace the seals. But if you live somewhere where this is not very common, you probably shouldn't wait indefinitely to get it fixed.
