Cloth Seats - Cleaning

I have cloth seats in my Z4, they look an absolute state from what looks like water markings / stains.
I've tried lots of different cleaners but nothing seems to work - any suggestions?

Most folks burn the cloth seats ....that'll fix it.

They were never well loved and you've tried cleaning so aside pro cleaner company I'd suggest a second hand set of leather seats off ebay

If you do decide to get some leather seats like those black ones from ebay, a heat gun will sort out the sagging in the middle
