You can play on the fact your in a position to proceed immediately and try to haggle the price down a little , but the developer will know where you stand with htb , if your dealing with a salesperson remind them that they rely on you for their commission , ultimately it's a case of you want to buy , they need to sell , there should be room for a little negotiation , unless your buying in London !

Agree - there are lots of houses around and sales people need to make a commission.
Your only a first time buyer once, so use it.
Don't buy the lifestyle if the Showhone and all the bs of several more people are lined up to buy.

Also make estate agents work for you, not just the sale of whatever they want to shift.
