OK I appreciate the situation regarding the 'unadopted access road' scenario. It may be possible, to situate the garage on the edge of your property and I dealt with a similar one in Uppingham a couple of years ago. A sectional door would fit the bill, subject to planners approval, and the Garage Door Centre in Wellingborough, who stock the excellent German made :wink: Hormann doors mentioned earlier, could give you options.
 
seems a bit over the top .but i have a roller door 16 feet wide in white costs a grand off ebay another 150 for colour door or wood grain effect.i was thinking of extending on the side by 2 mtrs with full gable end taking the other gable end out tiled roof more storage in the roof .looking at a couple grad doing it myself .

Well I've been very conversant with building costs all my working life and I think someone's had to much to drink tonight :lol:

It's very easy to build a garage for £17k, we build them for less than that on our housing developments on properties £700k-£900k.

:D Based on the 33% building cost, 33% land value and 33% profit formulae favoured by developers the garage costs the client over 50k. :wink:

I have seen the quality of that type ... I prefer the European standards with double walls including internal ones as well as proper insulation and a roof construction that is solid. Not to mention that the definition of a double garage in the UK is such that you would struggle to put two cars in properly. A 7 meter wide garage with a 6 meter door is what I class as a double garage.

Oh - and heating as well of course.
 
JDM is right get your self a good acitch and let them do all work (plans sumitting them and getting permision. Between a good builder and your self you can very easliy project manage it your self "ITS A GARAGE" after all, if there have done the plans right then all the nessecary information should be on them.Than its just common sence with stage payments which any good builder will agree before any contract signed.

Eg £14,000 garage

2000 first payment at start , this is generaly a show of good intenstion and a comitment to the builder.
2000 after ground work completed
2000 after block / brickwork up to damp course and slab layed.
2000 after block/ brickwork up to plate level
2000 after roof finished
2000 after door , electics guttering down pipes etc .
Than final payment say about two weeks after the job is finished and you are happy that the builden inspecter has signed it off and the work is done to a good standard and the site is cleared.
basicly what ever the price is try and divided it up like this or similar.

But as long as you have a great builder recomended than you shouldnt have any problems there not all rouge traders. :)
 
architect and put out to tender, with a builder contract only way to ensure fairish deal... That's how we did our kitchen extension a couple of years ago - and so glad we did...

put a roller door on our garage a few years ago, find it great as it takes no room in the garage at all :D

Heating is on the left, you can't see it. Plenty of external pictures on the forum with door opening and oil boiler visible on the left of the opening (exhaust pipe).
 
my old garage had heating...

i think there's a picture of it complete with the boiler somewhere..tin of custard sat next to the thermostat... :P

seriously, it did. it's a good idea.

eta...on the left, just inside the door...

I'm living in a different world, with a house that is skinting me, that cost below £100K and looking at a sectional garage for £2000 for a 12ft 6 wide one..

I couldn't afford to buy one of those garages to live in, let alone stick a lump of metal in ......

:rofl: don't worry, you shouldn't believe everything that's posted on here.

IMO that £70k garage (12 years ago) could/will have been built for a fraction of that :lol: every building has a FIXED cost per M square

My 3 car garage is 10.6m wide x 7m deep and I could get Joe Bloggs and son to re-build my garage (a lot bigger than PVR's) for less than £70k now.
