Building a Garage

Evening,

Shortly be buying a house with an access road to the rear but no garage; so i have decided to build one. however, i have a degree of trepidation of blundering with the 'design'...

it's a terraced house, the plot is roughly 18' wide, the access road's fairly narrow and there is no scope for a driveway without eating into the back garden - i have already decided the garage will span the full width of the plot and the door will be automatic and fairly wide, otherwise the lack of swing will hamper easy access.

firstly, any thoughts on automatic garage doors, roller, or the up and over with a motor, or any other designs?

and anything else i should think about? i would quite like a small room upstairs for storage etc. i'm not a great mechanic so engine hoists and the like are totally unnecessary - but if there's anything anyone else has built into their self build garage i'd appreciate any ideas.

oh and i'm clueless on the budget, brick ends, sides built of breeze blocks (can't be seen) and a pitched roof, roughly 18' square...anyone got any rough estimates? full groundwork required as nothing's there presently.

I just had an estimate on a double garage with a floating slab base because of tree proximity with a tiled pent roof, eclectics, 16ft door with electric operator and got a budget of £17k all in. Apparently the slab was about £3k more than "t" type foundations. if thats any help
 
I have plans approved, and building starts in March (once winter is over) for a double garage - automatic roller door, pitched roof & attic storage. Let me know if you want more details etc, happy to email them over.

£17k Dario ???? Mine was about 4 times that price by the time it was finished.

The interior changes I have done in the last year has been about that on top of it again as well.

thank you, it sounds a similar remit, i would appreciate any pointers you have. it's a strange one, you buy a house with a garage and lament things not being quite right, but build one yourself and fear of failure steps in! bit like speccing a brand new car i guess.

err? i want a garage at the end of my garden not an unusable outbuilding in hostile lands... :) ibid our previous discussion regarding property being a liability - that's as near a defined liability in my opinion with regard to bricks and mortar.

If I was getting a new electric door for my garage, and I've thought about it, I'd get a roller one.
 
Haha , indeed but a liability to some is opportunity to others .
Your garage will be a luxury & a liability . no way will it add the cost to the house value . make it more saleable though 8)

dunno really, it's in stamford, which is subject to some crazy parking regulations now - they are trying to ban residents from parking on the street and selling annual permits for the public car parks dotted around town.

perhaps i'm indulging myself a little though.. :)
 
Mine is in East Lindsey, so a wee bit north of Stamford. There are lots of issues here also with trees and blending in, so plenty of hoops to jump through. I'll pm my email address, get in contact and I'll send plans etc through :thumbsup:

You could always employ an architect to do the whole thing for you from start to finish..

PVR, its only 7m x 5.5m with windows, a main panel door, a raft and a tiled pitched roof. Its for housing cars not people. Its all part of a much larger project for creating an office and a craft room for Carrie as part of the main house.

I won't spend more if i don't have to :D
 
would it not be easier to buy a house with a garage?

( not you dario - stamp duty makes moving specifically an expensive option, I was suggesting it to the OP)
 
17 k for a double garage have you been watching Harry Enfield sketch "i saw you coming " that's sounds a little steep . Unless you have major access problems or trying to build over a old Indian berrial site . Och The builders in your area must all drive brand new range rover sports .
 
Early this year i replaced my door with a sectional Hormann door. It has the advantage of rolling up within the garage so that space is not needed outside for the door to open.

There are a large number of specs and finishes and so far I am very pleased with it.
