Apartment in piedmont, northern Italy. Sun, Ski, Climb!

I am selling our lovely Studio apartment in the Village of Viola in Cuneo.

We have owned it for two and a half years, and have loved EVERY moment of it, so much so we are buying a Farm house just down the road. This area is not widely travelled by hoards of English people, so a smattering of Italian would be useful!

It's a studio of about 38m, it easily sleeps 4 and has slept 6 at a push.
It will come fully furnished with 2 sofa beds, dining table and chairs, fitted kitchen and bathroom and everything you need to just put your stuff in the wardrobe and enjoy a holiday!

In summer you can walk, climb, hike, mountain bike, horse ride and hit the MANY mountain trails open to trail bikes
The sea is under an hours drive and places such as Nice and Turin around 2 hours.
In winter there is a small ski resort 5 minutes up the road and another 4 within 30 minutes...all with loads of free parking!

You will not need to deal with the incredible, and hugely expensive, Italian estate agents and we will put you in touch with a reliable and not eye wateringly expensive solicitor if you need it.
We have ironed out all the problems and issues on this place and will still be in the village to help with any issues. ..dealing with Geomatra/council etc...so it would be a great first time buy for someone!

The local roads often appear on top gear, the truffle episode they took off from our local big town, Cuneo.

£24500 including all taxes and Notary.
(Less than a caravan in Skeggy!)

Sounds a bargain but pictures paint a 1000 words 8)
Also what purchase tax goes on top ?
& more importantly :wink: how much does a farmhouse in the area go for by comparison :oops: ?

The taxes should be AROUND £1200 Same for Notary.

In the same condition? With a roof? Windows? About £140/240,000 depending on position.

So approx 9/10% for legals which is the norm across europe .
Certainly appealing price for a bolthole .
Got a place in Normandy on the market with an eye on buying further south & Italy/Spain both appeal either side of the french border .
I have a penchant for renovation projects though which is why i asked RE the farmhouse ?
What would a wrecker country house go for ? 4 walls , outside space & watertight ?

It REALLY depends on where and what it is categorised as...From £10-£100,000, depending on how long it has been on the market, Land, truffles, Mushrooms etc.

As a guide, 4 bed rustico, 20-40k BUT renovation costs can be staggeringly high...we got a quote for 28.000 for a roof on the 4 bed place we saw last time we were over. As much as the basic purchase price.

There are cheaper...but likely to fall over...and more expensive places!
 
I have edited the price to INCLUDE all the unexpected extras you get hit with in Italy!!

All the buyer will have to do is apply for a codice fiscale...which I will help them wit, it takes half an hour...and turn up on sale day with the cash. I have even sorted out the required Italian National to act on your behalf on sale day!

This will be THE easiest purchase of an apartment you could have!!
