Any plumbers on here?

The pressure relief pipe has been the one that's caused the wet wall.

Now the prv has green replaced today there's no drop in pressure or excess water through there but we're still not getting sustained hot water through the taps as I think the heat exchange plates are sludged up. Tap turns on, boiler fires up, gunked exchange plates tell boiler it's reached temp before it has, boiler switches off again.

Plumber is going to call me with options for replacement parts (could also be the pump?) or complete new combi boiler. Already got another quote for complete replacement with chemical pipe flush. £1850 all in installing another Worcester.

You will have to seek dispensation from the Local Authority as to why you can't install a condensing replacement boiler I'm afraid.

Thanks for that info!
I thouht that a conventional boiler was ok if the house was occupied most of the day (us being retired old gits!) It would appear we've not got a choice any more.
 
Just had a call from the plumber. Looks like we're going to try and replace the heat exchange plates first. Hopefully this will give us hot water as at the moment it last about 60 seconds before going cold.
