I know when I had a mortgage the mortgage provider dealt with the buildings insurance aspect. Things may now have changed in this respect.

Nowadays, I change it every year for a combined buildings and contents insurance using the 'Go Compare' web site. Most companies give at least 10-15% introductory discount.

On contents insurance you need to decide if you want to be covered for 'accidental damage', cover for special items and the level of excess that is acceptable.

You mentioned you where keeping your flat as an investment. I assume rented out. Don't forget to change your insurance over to a landlords policy and that you have call out cover for the appliances. Will probably be a requirment on the Mortgage.

On the new furniture front, buy real wood, if the budget allows. MDF and such, might look nice in the display but by the time you have moved it around a few times, it soon looks tatty.

Sorry about the late response, I just compared on the various comparison websites, going to sort it today as it's a bit overdue (you're meant to sort it after exchange of contracts as you're then 'committed' to buying the property). I'll let you know what I find...

Try OVO energy for you gas and electric. Always found them really competitive but don't always assume by combining both with one supplier this will be the cheapest option. It can sometimes be cheaper to split them. Just do your homework and if possible try and get the annual units usage from the people you are buying the house from so you can try and get he most accurate quote when doing your research.

I would take a look around an Oak Furniture Land. After several days traipsing around John Lewis / House of Fraser last year being underwhelmed by £1000 (flat pack !) wardrobes my girlfriend took me to this place and I was pleasantly surprised - genuinely half the price and twice the quality of the two names above - ended up buying an entir bedroom (excluding the matress for which John Lewis proved an excellent choice) and a coffee table from there.

I'd recommend a quick blast out in the zed to take a look if you get a chance and theres one near you - their website is crap and doesn't do it justice.
