A hole estate agents

So me and missus put an offer on a house and the agent is just being long winded and AWOL.

Two days later and a quick look online and the price has jumped up by 50k.

Place had great potential but needed allot of work.

The least the fool could have done is call and advise or talk to us.
I also know the owner who is renting it at the moment is a tight wad according to the tenant and seems evident by the state of the house, but I can see beyond that.

Anyway, was so far the only house we both loved and put an offer on....

Did you get a copy of the offer in writing ?
- If I was the owner I'd be asking the Agent why he under valued it by £50k in the first place and changing agents.

Try asking the tenant for the Landlords contact details and deal direct ....
 
Sounds like he doesn't really want to sell... may have just put it on the market to kinda force his renter out,
 
I also found out he's applied for planning permission to convert to 2x 2 bedroom flats and one single.
Starting to think he just wants to weed out buyers for a home in favour of a developer, either way he's still asking way too much as there's a nicer house for 25k less than he's know asked.

I don't really like the layout of the other plus no garage to the side.... Obviously for working on the Z.

Priorities eh
 
it is annoying for sure but isnt that the vendors fault for increasing the price. the agents are only following their instructions.... although they should have communicated this back to you

ive just had an offer accepted on a house after searching high and low for the last 3 months and had to deal with some right a hole agents who advertised houses that were already sold but they never removed the listings even after 2 months of them being sold.

luckily my current agents have been very good so far so im hoping the purchase goes through hitch free
 
probably for financing purposes. ltv plays a big part in cost of borrowing now, so maybe trying to prove its worth.
 
I'll speak to them on monday and see what the deal is.

I certainly hate people who do business without communication or clarity just because they can'r be bothered.
certainly not how I do business.

Can't stand estate agents, awfully lazy people who want something for nothing.

I know i'm generalising here, but that's just my experience with a multitude of different ones.

I have a friend trying to buy in SW London and the estate agents are just suggesting constantly offering over the asking price to be in with a chance of getting a house.

Makes it a market where sellers have the upper hand and estate agents don't need to do anything to sell. Never good for customer service in that environment.

I think what we need to remember is that estate agents work for the seller, not the buyer. Sellers have an option of which EA to use, unfortunately buyers will have to use the agent with whom the property is listed.

Of course they do and it's their job to realise the best price for the seller/matched to likely chance of the sale progressing. In a rising market with excess demand they have an easy job. At other times it's a thankless task.

Not much more I can learn about the process having made at least 20 buy and sell transactions in the UK and overseas over 30 years and several economic cycles. Never found a UK estate agent that either myself or wife didn't do most of the work for :thumbsdown:

couldnt agree more, the agents that dealt with my house have been dragging their heals, not sending me info on the tenants you name it crap all the way. the house was empty for months. the amount they charge for stuff takes the piss.
 
Agents nowadays need to do five things to sell a house.
Value it correctly
Stick it on rightmove.
Qualify purchases.
Phone up to find out that one or other solicitor is skiing in Switzerland/on a beach in Barbados for 10 days and there's nothing that can be done until they get back.
Take your money.

We used Housenetwork last time, after being lied to by three agents previously. and over a year on the market.
Third viewing and we sold it.
