hi andy, i have a garage that has an opening of 83'' and inside, the smallest point measures 93''.

i've attached some foam to the wall that i got free from work, and it works wonders. it means i can rest the door on the foam without fear of damaging it.

here's some pics for you:

obviously that's 3'' wider than yours, so gives you an idea how it will fit in.

Mine looks pretty much like this - perhaps a little narrower in the doorway and an inch or two wider inside. My mirrors almost touch the doorframe as I reverse in, then I have to go to near full left lock to tuck in close to the wall. I've a 1000 x 1000 x 50mm square of foam that leans against the wall where the nearside rear wheel comes to rest. Since there is negative camber on the rear wheels, the widest point of the rear of the car is the bottom of the wheels, so I look in the mirror to see the foam just moving as the bottom of the wheel touches it. If I park like this, I know I can open the door against another block of foam and climb out without kicking the aeroskirt :)
I have to reverse in or the tailgate hits the up and over garage door when I open the boot. Happily, the bonnet misses the door by a whisker.

currently renting a house that has a small garage down a back lane. in between dodging wheelie bins and upsetting people in a hurry I struggle with getting it in and out. washing is a pain too, as I essentially block the lane and people seem to get annoyed despite there being 2 entrances. another issue is getting in and out of the lane itself as parking is ridiculous on street.

used to have a brilliant garage, over sized space for the car, heated, office / gym next door and loft area for fixing things and storage. lots of places now either don't have garages or they are pretty small and aimed at storage of junk.

Right so I've looked at the floor plan and have calculated the garage to be 97.2"
If Darren's is 98" I'm going to have some getting out issues..
This may not be the ideal house to buy. I may do more damage myself than leaving it in the most popular area of Tescos car park. Thanks guys for bringing this to my attention

That equates to 2.500 wide and IMHO is the minimum width for a usable garage. Garages only 90" (2.300) wide are only fit for general storage.

Integral garages are a joke. We ended up converting the existing garages (two singles) into other rooms and are now in the process of building a "proper" garage at the other side of the house:

Internal measurements are 5.1m wide by 5.5m long, so plenty of space for #108 :D

Is pvr moonlighting as your builder?

Don't rely on the floor plan when making a decision as important as whether to buy a house. Estate Agents are not especially accurate with their measurements (sometimes intentionally). Measure it yourself or try it for size. Also, you might struggle to find a house in London with a larger garage so don't dismiss it out of hand!

To be honest there are a few other issues I'm not happy with. Kind of get the feeling it's not meant to be with this house for a number of factors. This garage thing is just something extra.

Fair enough! You know the size of my garage, it's not too much of a difficulty once you've worked out a system for manoeuvring around it.

Yes I do recall you being pretty good at that.

Do you have to put one of your mirrors in mate?

i don't, but it's close when i go through the door surround. as i don't have electric folding mirrors i just leave it and drive in slowly

And can you get your feet out with the door not opening fully?
