Looking at that picture of your tail light hole of doom, your gasket isn't fully seated. It should be pulled through and and overlap the edge of the metal. you may continue to have leakage there if not resolved.
I had mine rebuilt with new motor, new seals by Top Hydraulics. It's been good ever since. It was $800 USD when I had it done. With their motor, it may be better than OEM after. Much cheaper than a new unit as well..

2x annually. April when its coming out to be driven again, and in October when it's cleaned/covered and put into the garage for the winter.
