Door Actuators

I have a BMW Z4 E85 Built November 2003 with Door Actuator problems
Both doors will not unlock with the Key Fob.
I can open the drivers side door with the key but cannot open the passenger door at all - not even operating the inside door handle - the door lock plunger just goes back down when I let go of the inside door handle.

How do I get the passenger side door open?
Do I need to replace the Door Actuator mechanism?
If so, how hard is it to do?

Can anyone help?
 
I had this too, 2002 2.5i.

I pushed & pulled the doorcard (roof down, window down, standing outside the car) and the actuator popped in & out again. Greased it & never happened again
