Hi guys I am currently £1700 into this issue with Sytner BMW Sheffield after my roof would not latch and boot would not open on my 2010 3.0i sdrive, so after changing all micro switches it was found that the roof control module was waterlogged this was changed and water ingress tests carried out where the boot lid seal was found to be leaking, my AA gold seal £1100 warranty doesn't cover water ingress or anything else to be honest, Sytners have already given me £400 discount and are fitting the seal labour free, so this can be quite expensive if the seal is failing, its now 21st Dec 2018 and I won't be seeing my car while early next year.

Thanks for the heads up on this issue, just checked my 2010 3.0 E89 and the seal just lifted off with water under it. It's garaged most of the time but goes out in all weathers. Taking the seal right off I noticed the adhesive used stuck pretty well to the black plastic apron but not at all to the neoprene seal itself. Maybe in the factory the seal still had some release agent from the moulding process. I cleaned off all the adhesive on the apron with a plastic scraper and used 'Stixall' adhesive to refix it as I use that quite a lot in property maintenance and it does stick virtually anything to anything.
Glad I caught it before any water ingress.

Hi Maniac (that looks terrible),
It's a long time since I visited the Forum. Did you ever fully resolve the water ingress to the boot area. I have looked at the full five pages on here, and wonder if the problem has been fully resolved. Even though mine is a 2012 reg ,BMW replaced the tail lights FOC, but with labour charges and several seals the bill was quite substantial.
I could play a hose all over the car all day, and not a drop of water enters the boot, but go for a run on a wet day, and a small amount of water appears on each side from under the boot lining. The BMW garage replaced the large boot seal nearest to the rear window ( the one you cleaned and sealed in the pictures ), and it seems solid. Was your ingress there when the car was static, or after driving in the wet or both?
Are you still persevering with the e89, or have you changed model or even manufacturer?

Sorry to bump an old thread but I did this last week after I got the 'bulb out' warning and some searching on here. No idea if it was related as everything seemed to be bone dry but just in case I did the fix.

The sealant had completely failed and was like crumbly, dried toothpaste. Re-sealed with gutter sealant and hopefully that permanently fixes the issue. Massive thanks to the posters who figured it out!

First post on here, just sharing learnings I couldn’t find previously.

December 10th I had a non starter - increased Battery discharge
December 11th Jump start, drove 30/40 miles to charge the battery as thought this could be problem.
December 11th Went for a pint, came back to car and no Starter, no crank, no noise, no jump start, dashboard lights on.

December 13th RAC arrived, no luck on starting, told me it was my key fob. I needed to change battery which isn’t easy on the new model fobs.

The RAC guy didn’t seem very experienced, so I called around some Autosmiths and none of them suggested that could be the problem.

Had a local garage change the car battery, with no luck. Battery already in good condition. Spoke to various other people - no ideas.

December 21st Sadly had to tow it to the nearest BMW dealership.

January 4th - BMW call to tell me the Parking Brake Module is damaged due to water ingress. This was shorting the system and causing electrical faults. £1,350 for diagnosis and replacement.

January 6th - BMW found ingress issue, 2 seals, the seals you’re talking about in this thread. £850 for supply and replace.

January 8th - I did not pay the £850. I picked up the car, so that I could fix it myself.

January 10th - Discovered this thread - Thank you

Will look to repair over the weekend.

Just sharing to help anyone else in the same situation.

Not an expert, new to BMW’s, this was the first time in 6 months I considered if it was a mistake buying it 😂 but that’s what I signed up for.
