It looks like its slowly coming together. The solicitors asked me if it would be ok to continue without a copy of the leasehold as apparently it couldn’t be found anywhere (I’m buying a flat). Then I noticed the annual maintanence charge went up 70% from listed in the contract. They’ve needed a few nudges along the way just to move things forward too

Hopefully yours is goes smoothly
How long has the lease got to run ?? surprised the solicitors aren't to bothered about not seeing the lease :o
I extended the lease on my flat but needed to buy out the leaseholder with a collective enfranchisement, once that happened it’s pretty cheap to extend the lease to a thousand years so it’s never an issue again
Rob
As long as you extended an existing lease and not purchased a new 100 year one ?
A friend of mine has just done that with a company called Simarc and the ground rent went up to £350 pa which wasn't the issue. It was the small print that had the ground rent going up by the retail price index each year that was the problem, effectively doubling it every 10 years. Building Societies won't touch it now. Work it out and see how much your paying after 50 - 60 year and you will see why. It's frightening

Yes, it was a small block of 5 flats and each owner became a leaseholder and had a share in the lease-once you’re leaseholders you can set the ground rent to whatever you want & sort out your own maintenance people
