BMW N20 2BC0 Mixture control: Fuel Air mixture too lean

Hi guys, I've been trying to figure out this issue for months now and I'm really hoping someone can help me.

Problem:

The can starts and runs just fine most of the time. However, about every 10th or so time it will stutter and won't start (cranks for 5 seconds and stops). It will do the same thing the second time and start perfectly on the third. Usually only happens when car is cold.

I will also randomly get the Fuel Air mixture too lean code, but the car runs fine and builds boost just fine as well. I've checked and the STFT is at around 10% and LTFT is at ~22%.

What I've tried:

Replaced the HPFP, calibrated injectors, did an EVAP/Vacuum smoke test and replaced an inlet tube that was cracked. No changes in the issues.

Replaced Vacuum Boost Solenoid (found tiny leak during the smoke test).
Replaced MAP, MAF sensors.

What else could it be? I don't really want to start replacing parts just to replace parts.

Any help would really be appreciated.

Car: BMW Z4 e89 N20 engine.
